Building Information Guide

This guide outlines the requirements for constructing carports, patios, and decks in the Shire of Narrogin. Ensuring your proposal complies with relevant planning, building, and environmental health standards is essential for a smooth approval process.

When is Building Approval NOT Required?

Your structure is exempt from a Building Permit if it is a freestanding patio or deck that:

  • Is less than 10m² in area

  • Is no more than 2.4 meters high

  • Is not attached to any building

⚠️ Note: Exemptions do not apply if the structure is attached or if it triggers additional planning, health, or bushfire requirements.

Required Documentation for a Building Permit Application

  3. Certificate of Design Compliance

    • Required for Certified (BA1) applications

  4. Site Planning Considerations

    • Proximity to septic tanks or leach drains

    • Existing easements

  5. Site Plan 

    • Location and dimensions of proposed structure

    • Setbacks from all lot boundaries and buildings

    • Position relative to effluent systems and easements

  6. Elevations 

    • Proposed height and finished ground levels

  7. Engineering Certification

    • Required for all steel-framed patios, decks, and shade sails

    • Must include footing design, structural connections, and span tables

  8. Stormwater Management

    • Show method of runoff collection and disposal (e.g. soak wells or rainwater tank)

Bushfire Prone Areas – BAL Assessment

If your deck or patio is within 6 meters of a dwelling in a bushfire-prone area, you may need a Bushfire Attack Level (BAL) Assessment.

  • Use the DFES Bushfire Prone Areas Map to check your property.

  • Previous BAL reports may be reused if:

    • They are less than 2 years old, and

    • No expiry date is listed

  • Additional construction requirements may apply based on BAL rating.
