The Shire of Narrogin gives notice, in accordance with section 3.58(3) of the Local Government Act 1995, of its intention to enter into a new lease of the property located at 45 Federal Street, Narrogin to Kevin Neil Staggard (trading as Feddy’s Diner) for the purpose of operating a café, restaurant or diner with associated upstairs accommodation.
The proposed new lease is for a term of three (3) years with a further option of two (2) years.
The key lease terms are as follows:
- Annual rent of $17,760 plus GST, representing market rental of the premises in its current condition (ground floor commercial component only).
- Rent to increase by $7,500 to $25,260 plus GST during the option period, reflecting market rental of the fully functional premises following refurbishment of the upstairs residential component.
The staged rental arrangement recognises that the upstairs residential component is currently not suitable for occupation and requires refurbishment works. The lease includes a shared contribution arrangement toward tenant-delivered refurbishment works to the upstairs component, enabling activation of this currently underutilised area and supporting full use of the premises over the lease term.
